ThE PROCEDURE
Of cial BReeam certi cate for the design phase. BReeam-certi ed assessments, February 2013
For strategic and commercial reasons, in June 2012 AGC Glass Europe decided to organize an international architectural competi- tion by invitation for the award of the ‘design and build’ commis- sion for their new headquarters. Both the time frame (completion by autumn 2013) and the budget were xed.
It was stipulated that the project must be implemented by a build- ing team, so that the combined know-how and practical experience of all the different partners (investors, owner, architect, consultan- cies, contractors) could be used to create an aesthetically pleasing and sustainable building that met the required conditions. This formula offered the owner more control over, and better insight into, the project, and also secured the nancial position.
The commission was awarded to the building team of Van Roey Real Estate in consortium with Philippe SAMYN and PARTNERS, architects and engineers, and BEAI, architects.
This team was not chosen solely on the basis of price. The quality of the design far exceeded the owner’s expectations and ambi- tions. Moreover, the team had also proven on several occasions in the past that they could work together in a spirit of exceptional commitment and enthusiasm. As a result of the team’s powerful complementarity, there was a clear determination and self-belief that this project could also be completed on time and within budget, whilst at the same time satisfying the owner’s other stipu- lations. Collaboration means that each member of the team is free to concentrate on his or her strength. This was self-evidently the case with the Van Roey-Samyn consortium.
By broadening the building process and merging the different tasks within a single project, the complexity of the commission was signi cantly increased from a technical, strategic and organi- zational perspective. This meant that a team of designers and contractors capable of complementing and enhancing each other’s strengths was an indispensible prerequisite. This aspect was also strongly emphasized in the consortium’s presentation of the pro- ject and was able to convince the jury that this team deserved to be awarded the commission.
